I know we are all struggling with the gasoline prices, heating oil and propane are out of control as we all well know.
The first time I filled my propane tank around Thanksgiving it was about $700. Then in January I had a stroke when it cost $1200 to fill the tank. And if I thought that was "bad" I should have called the undertaker then!
Today we called to get a 1/2 a tank 250 gallons>>>>$987!!!
How does Washington think Americans are paying these energy costs? I've paid out $3000 for heating in 5 months. We used to do it for $1200 a year.
This summer, I guess I am going to need to seriously look into removing my propane fireplace and installing a coal stove in its place.

Good question, prospective home buyer!
And the answer depends on so many things, but really focuses on:
Credit Scores, your "mid" score needs to be 620 or better. What is a "mid" score? Well there are three main Credit Information Repositories--Trans Union, Equifax, and Experian. So that means that 2 out of your 3 scored must be 620 or better. Make sense so far?
IF your scores are 620 or better than you may qualify for a mortgage with as little as 1% of your own money into the purchase, or possibly even 100% financing. However with the 100% programs the seller may be limited as to how much of your closing costs can be paid by them. It will vary fro, 3 to 6% of the loan amount.
OK, but John, my "mid" score is only 570, can I do anything? The answer is maybe. You may qualify for an FHA loan that is guaranteed by HUD and allows more lenient credit, HOWEVER you will need to have a minimum of 3% of your own money to put in the deal.
As your credit score falls, the amount of the down payment you will need rises. And so will things like Private Mortgage Insurance Rates, your Homeowners insurance rate, and the interest rate on the loan.
Veterans still have the option of using the VA Guaranteed Home Loan, where they in theory can get into a home with "no money". But that only happens IF the seller pays all their costs for them. Realistically, veterans will still need to have $1000 to $3000 in to most purchases at a minimum.
Everyones financing situation is different, and not all Lenders do all the types of loans. I strongly suggest that you sit down with an experienced Realtor so theu can reccomend several lenders that may be able to assist you.
And be prepeared to gather documents, and information for the Loan Officer. The quicker a Loan Officer gets accurate and complete information, the quicker they can get you a loan decision.
Right now, as a Buyer, you want to make your offer as strong as possible so you can negotiate a deal that works to get you in the home. Too many Buyers are thinking they can "beat the hell out of the seller", that too a point can be counter productive. Remember, at todays LOW rates that "extra" $500 you feel you need to beat the seller up over, is only going to "save" you ten cents a day.
My two cents worth is to be fair, you never know when you may need the old home owner to help you out donw the road with infromation on the house. And if you werre to tough to deal with when they sold you the home, they may not want to help you later.

Here it is right off the HUD site! The powers that be have raised the limits. But how ridiculous to raise Pike Counties to over $700,000, HELLO folks, do your realize its a rural county? Oh well, go figure and take advantage of these new limits to get a property with FHA financing!

I am really surprised by just how busy all three of our regional offices are here this week---especially with the nasty weather. Most of our Realtors are working on not one or two deals, but multiples. One of my Realtors has to be the Builders hero of the day as he is writing up not one, but two sales in the same neighborhood the same day!
What's changed? Nothing, our Realtors have realized that our market is GOOOOOOOOOOOOOOOD, and the buyers are realizing the great deals are going to evaporate if they don't snag them now. Three of the new build deals I have seen were PHENOMENAL! Closing costs, and special finanicing ON TOP of reduced prices! WHAT A COUNTRY!
The resales are moving faster too! I have seen three sales over the $320,000 price THIS WEEK, and there were ZERO for the last two months. So as you can see the smart buyers are jumping in with BOTH feet.
Low rates, reduced pricese and consessions won't be here forever---don't be caught saying "I should have bought back in February".
I had the good fortune today to be included in a business meeting where a local engineer shared that several large residential and one huge commercial development were moving forward despite the so called slow down!
HOORAY! We need the powers that be to keep some of the development projects moving forward. As a Broker covering 12 counties I see TREMENDOUS need for NEW AFFORDABLE housing opportunites, and solid retail space with improved layouts and parking.
Interest rates continue to be AWESOME! Come on, stop thinking about it and get in the game! Buy a home, investment property, vacation home or business location while the rates are low and you can afford so much for so little!
