After reveiwing mounds of data and sellers input, we have opted to offer a 1 and four program for Builders and a 2 and 4 or 2 and 5 program for resale Sellers when we list their properties.
WHAT? you say is that? Instead of splitting the commission 50/50 with a cooperating Broker we are going to give the Lions Share 4% to the agency that brings "us" the buyer.
It makes perfect sense if you want to get your property SOLD as fast as possible for the most money and beat out the competition.
Let's face it, Real Estate Agents are debt propelled---like most of America. They can sell a competing proerty and earn a 2.5 to 3.5% fee or sell yours with us and get 4 or 5%. That's HUGE to them. On a $175,000 property that means they might earn an "extra" $2625 to $4375 (before they split it with their company).
We'll still do all the things we normally, do with the exception of print advertising, which doesn't seem to work anymore.
