In Pennsylvania, you the consumer have some options as how you want to be represented or not represented in a real estate transaction. The State has developed a form which outlines your options, "Consumer Notice". You should take the time to read this document as all real estate agents are required by state law to get you acknowledge receipt of it with your signature. IT IS NOT A CONTRACT! most agents are diligent about gettiing you to sign one at your first face to face meeting.
Why? If they do not they could be fined by the state. It is the law and they are trying to maintain compliance. They are required to keep it on file for one year.
This document lays out who works for who. Our Realtors®, work as "Buyers Agents" to represent a buyers interests in the transaction. This allows our Realtor to help you with financing, negotiaiting, and working through the process on your behalf and not the sellers. In order to have this special relationship, it must be in writing in an agreement called a "Buyers Agency" that engages the agent to work on your behalf. Without this agreement they are bound by state law to represent the sellers interest.
So to help us all, please engage our Realtor® with a "Buyers Agency Agreement" so that they can best assist you to find, finance, and negotiate the best price, terms and condition on the property of your choice. Without this agreement you are tying their hands to work in the sellers best interest per state law.
