HUD homes are properties that were initially financed with FHA mortgages that the bank foreclosed on and has turned back to the Dept. of Housing and Urban Development who then is in charge of getting the property on the market and sold. These funds replenish the loan guarantee fund.

The properties come free and clear of any back liens, judgements, mortgages or taxes on the day of settlement. Some of the properties need work---others are in move in condition. There are special mortgage programs so you can include money for repairs or remodeling.  There are also programs* for Teachers, Firefighters, EMT's, and Police officers who wish to live in the community they work in if it is a defined revitalization area. 

Not every real estate agent sells these properties---as there is different paperwork, a different process and special keys for access.
