Why do people let their properties be foreclosed on?

There are many reasons that an owner will lose their property. It always is due to them not paying a lender or the government. Either they did not pay the mortgage, or a judgement or a tax lien or utility lien.
Why? Divorce, death, unemployment, underemployment, illness are the reasons we see most owners lose their property. Usually pride or fear gets in the way of them selling the property BEFORE it foreclosed. It is possible to save your credit and actually walk away with cash many times instead of losing the property to foreclosure.
In some cases it is a "business decision" for an owner. They may have lost their income, or a portion of it and have to decide to pay for necessities or the mortage. Or if they have a vacation home, they will tend to let that go before their primary residence. Better to lose the ski chalet than where you sleep every night.
However, if they were "proactive" they may have been able to sell the property and saved their credit---even if they owed more than it was worth in today's market!

Foreclosure is the legal process in which a bank, lender or other secured party repossesses a parcel of real estate. After the "owner" failed to pay the lender "mortgage" or "deed of trust". The violation of the mortgage is a default in payment of a promissory note, secured by a lien on the property. When the process is complete, the lender can sell the property and keep the proceeds to pay off its mortgage and any legal costs, and it is typically said that "the lender has foreclosed its mortgage or lien".
Banks and lending institutions and the Federal Government (HUD and VA offer Homes) all come into posession of these properties. Land, farms, houses, apartment buildings, condos, timeshares, brand new homes, townhouses, building lots, duplexes, commercail buildings, warehouses, service stations, almost any type or style of real estate comes on the market.
Conditon ranges from "trashed" to move in! Really, most of the homes only need a good cleaning and some minor repairs such as paint, broken windows, missing light fixtures, etc..
